Tenant Representation

Trinan excels in tenant representation services specifically designed to increase our client’s bottom line by negotiating discounts in the economics and terms of their lease while simultaneously placing their business in strategic locations to maximize sales; the combination of which can translate into tens of thousands of dollars in increased profits over the life of the lease.

Trinan follows a proven path to success in Tenant Representation:

Client Evaluation
Our knowledge of each client’s business goals, philosophies, and expectations are vital to our success in representing them as a tenant. We take pride in learning the particulars of our client’s business plan and vision. Trinan will complete a full questionnaire during our initial meeting with each client in order to ensure our efforts match their corporate design. Our questionnaire will cover important topics like:

• Number of Locations Nationwide
• Number of Locations in State
• Expansion Plans for State
• Timeframe for Expansion
• Square Footage Requirements
• Base Rent Requirements
• Typical TI Costs
• Location Desires
• Demographic Requirements
• Traffic Count Requirements
• Unique Requirements

Preliminary Site Selection
As our knowledge of a client’s corporate needs grows, we will begin our preliminary site selection process. For each location Trinan selects, we will provide our client with a full due diligence package. Our due diligence package contains the following items:

• Full Demographics
• Traffic Counts
• Aerial Photos
• Site Plan
• New Housing Starts
• Competing Retailers
• Comparable Market Rents

Site Viewing
As we narrow down the sites that truly interest a client, we will arrange for a full tour of each location. This is an imperative step in making the right decision as often times the raw demographics of a center do not tell the entire story. The look, feel, and touch of a location are invaluable in retail.

Negotiations
Once a site is chosen, the negotiations of the lease will begin. Trinan will evaluate the market to determine comparable properties and will uncover the terms being offered by competing projects. Based on the information uncovered during our due diligence, Trinan will draft a Letter of Intent on behalf of our client. The Letter of Intent is the starting point of a lease and will negotiate pertinent terms such as:

• Lease Rate
• Term
• Options
• Abatements
• Commencement Dates
• Tenant Improvement Allowance
• Special Requirements

Lease and Turnover
Upon receipt of a fully executed Letter of Intent, the landlord will prepare an initial lease. Often a lease is revised several times prior to execution; therefore it is critical Trinan works closely with corporate counsel to ensure the terms originally negotiated are verified in the lease.

Once a lease has been executed, Trinan will remain as a liaison until landlord turnover. Our goal is to ensure each client’s complete satisfaction with Trinan, the leasing process, and most importantly the location.
