Our Landlord Representation Division is focused on delivering the highest quality tenants at the best available terms, as we appreciate the viability of every commercial development is dependent upon the financial stipulations of the leases in place. Furthermore, we believe that a solid combination of tenants is dependent upon a properly devised leasing plan. It is for these reasons that Trinan has established a system to effectively profile a property, market it to potential tenants, and negotiate the most favorable terms available.

Tenant Profiling
Effectively profiling a commercial property requires a diverse knowledgebase of the market. Our initial step is a review of the project site plan. Our focus is to understand the square footages of available spaces, building layouts, available parking, and project schematics. It is then necessary to preview the site to acquire its look, feel, and touch; and to simultaneously canvass the surrounding area for competing locations. Trinan will then begin to analyze the demographics to uncover area income, average age, employment trends, housing starts, ethnicity breakdowns, traffic counts, and a variety of secondary information. Finally, we will cross reference the knowledge we have acquired with our database of over 7,000 retailers nationwide to establish our initial list of potential tenants.

Marketing
Once we have established our list of potential tenants for a center, it becomes necessary to create an appealing marketing package. Our in-house graphics department is well versed in creating first class marketing pieces that include the multitude of items researched during our profiling stage and appeals to the tenant types we have profiled.
With our marketing piece in hand, our leasing team begins its sales cycle with all potential suitors. Our primary sales technique is one-on-one conversations with decision makers. Whether we converse face to face or via telephone, we believe to sell a location effectively, we must be able to uncover potential objections in an open forum. It is unrealistic to rely on site signage or email communication as the sole means of leasing a property. And while we do participate in online marketing campaigns, broker to broker arrangements, and property signage; Trinan focuses the majority of its efforts in direct sales. We identify the desirable tenants and we proactively recruit them.

Negotiations
As real tenants begin to separate themselves from the list of potentials, Trinan commences lease negotiations. It is our responsibility to obtain the most favorable terms for the landlord and we negotiate with that as our foundation. The rental rate, size of the space, TI allowances, term of the lease, and a plethora of additional items are carefully scrutinized to evaluate effectively each offer with unmatched precision. The result garners our landlord the best terms the market will afford.

Tenant Turnover
The final stage of the leasing process is the turnover of the suite to the tenant. Our team of experts is adept at ensuring that every necessary detail of the lease has been addressed prior to tenant turnover. Our goal in, this final stage, is to facilitate a smooth transition for both the landlord and tenant, thereby moving the landlord-tenant relationship forward on the most positive and mutually beneficial terms.
