• Financial History
• Current Rent Schedule
• Tenant Profile
• Area Analysis
• Market Conditions
• Demographics
• Competing Projects
Marketing Strategies
A highly effective marketing campaign is vital to the timely success of a sale. Trinan utilizes technology as well as traditional methods to efficiently market a property. Our marketing department will execute email, online, and print campaigns; while our sales department utilizes relationships and contacts to actively engage in person to person sales. We advertise our properties to a variety of markets including:
• Trinan Private Clientele
• Commercial Investors
• Broker to Broker Arrangements
• Online Services – Loopnet, Costar, Property Line
• Trade Publications
• Print Media
Material Publication
We believe that the graphic materials we use to market a property need to reflect the intrinsic values of that property. For this reason, our graphics department takes tremendous pride in designing materials unique to each property. Our graphics people work closely with the marketing department to design the proper pieces for utilization in print, email, and online campaigns.
Negotiations
When the time comes to begin negotiations on an offer, Trinan is focused on our clients’ interests. We will work closely with counsel to ensure we negotiate pertinent terms including:
• Purchase Price
• Earnest Deposit
• Due Diligence
• Close Date
• 1031 Exchange Parameters
• Assignments to Related Entities
• TIC Arrangements
Due Diligence
Once a property is in escrow, Trinan is a liaison during the due diligence stage. We coordinate inspections, surveys, appraisals, estoppels, and the exchange of all financial materials. Our responsibility is to smoothly move each property through the inspection process and to the close of escrow.
Closing
As the close of escrow approaches, we focus our efforts on managing all third parties. We closely monitor the progress of escrow, counsel, the buyer, cooperating agent, and often times the lender. Our first priority is to ensure and facilitate a timely closing.
