Trinan offers Private Capital solutions to commercial investors for the acquisition of distressed real estate properties. Private money loans are considered opportunity financing or bridge financing and should be utilized in situations that require closing in less than 72 hours or in transactions where traditional financing sources are not available. Trinan’s Private Capital loans generally have a short fuse, 2 years or less, and a fee and rate structure that do not negatively impact a borrowers ability to profit in the transaction.

Our Private Capital loans are structured as a Deed of Trust and are required to have certain parameters met:

Lien Position – The Deed of Trust must be recorded in first lien position.

Title & Escrow – The transaction must close through escrow and must include a full title policy.

Payment Collection – The Deed of Trust is set up for payment collection through an independent collection agent. This collection agent is responsible for all government reporting, possession of the loan documents, and issuance of payoff and balance statements.

Loan to Value – Trinan lends up to a 60% loan to value.

Hazard Insurance – The borrower is required to maintain commercial property hazard insurance to protect the lien holder from loss to do property damage. The amount is required to sufficiently cover the replacement of the improvements.
